領滙硬要粉絲變魚翅

相信哩幾日人人都係講財政預算案和特首辯論,
但係唔知大家有無留意,
全港七十間屋邨酒樓下週二下午將會罷市,
點解?好簡單啫,
咪又係領滙搞出黎嘅大頭佛囉,
就好係慈雲山中心咁,
04年上市前行政總裁蘇慶和明明話酒樓可以續租二次共六年,
咁樣啲酒樓咪大灑金錢豪裝,
但係而家又反口話無講過,
只承諾部份租客續租二年,
咁樣咪攪到人地血本無歸,
又好似新年前續租至三月低嘅鳯德酒樓,
入紙伸請再租二年一樣被拒絶,
無他嘅,咪又係錢作怪同話佢唔夠high喎,
話哂領滙係上市公司要同股東交代,
當然樣樣向錢看喇,
唔通同你講屋邨感情咩,
有得加佢唔加,我死都唔信呀,
重要有咁多加咁多,
最好好似油尖旺咁高就最好!

其實政府一話把屋邨商場分析給領滙上市就注定有今日,
用商業運作模式行於屋邨實會有矛盾,
屋邨商場全部都係做街坊生意,
盈利根本不能與油尖旺相比,
就算領滙將個屋邨商場整到好似APM咁靚都無用啦,
唔同你叫啲師奶阿婆買IT,ESPIRIT咩,
啲嘢咁貴你叫啲普羅大眾點頂呀?
簡直係Stupid中嘅stupid,
就算啲後生仔都唔會幫襯啦,
你會唔會約班friend去慈雲山中心行街吖,
你唔怕瘀我都笑死啦,
行街梗係行老尖同銅鑼灣啦,
所以領滙攪到啲屋邨商場再靚都無用,
咁做遲早攪死哂啲租客同居民,
風水佬就呃你十年八年,
我講嘅就好快現形,
唔信你又睇下喇!

They are not trying to attract customers from other areas. The analysis is: there's already a good flow of people. Just the outdated stores can't capture the business of these people. So, these people who actually have the buying power go to TST and Causeway Bay. People living in these public estates do have good buying power because they save a lot on rent.

I think this free market theory will work. I won't comment on the un-ethnical and un-honest way of doing business because I don't know the details.

My husband and I went to the one in Chai Wan and it's so crowded. I've never been there before the renovation but he had. He said it's so much better.

The bank I work for is the underwriter of Link Reit and I am familiar with the research datas. I have many clients making quite a good sum of money from it. So, you and I are seeing the whole thing from a very different point of view.

無錯,我係從民生角度出發多一點的,
每個地區都應該有唔同嘅商店,
舊街市,舊迥場老化是要改善,
但請不要套用大商場的經濟模式
學人話,香港個個商場都係一模一樣,
喺屋邨,街坊小店講人情講關係會更加適合大眾市民.
總好過冷冰冰的落地玻璃,
如果從商業角度來看,
最緊要定位,
係屋邨攪物鬼高檔吖,
啲靚仔話就話想個屋邨商in啲,
到時要買嘢要玩咪又係去哂老蘭,銅鑼灣,
改咁靚無它嘅,加租囉,
受苦咪又係我地啲平民百姓,
哩個plan死梗,
唔信,慢慢睇下就知!

領滙主要目的係攪靚所有的商場,改善人流和提高消費能力,最終目的可能是提高資產值再斬件把各資產出售圖利.在商言商,佢係正確的,但是這些資產其實係各有份交稅的香港人都有份,咁做很多香港人條氣一定唔順啦....
